Not sure if your project requires a variance?

You may not use or develop your property in a way that does not comply with the development standards set out in the zoning by-laws in your community. Development standards include, for example, minimum lot size, setback from roads, maximum building height.

However, the New Brunswick Community Planning Act (CPA) and certain provisions contained in Rural Plans give authority to Planning Commissions to approve minor adjustments to these development standards. Variances are granted if they are considered desirable for the development of land and are in keeping with the general intentions of the Rural Plan.

It is very important to discuss your proposal with Planning staff before applying for a variance in order to obtain advise and information on how to proceed with the application. Please allow at least two months for this process.
